Orlando
property damage lawyers.

Krapf Legal represents Orlando property owners when an insurance claim is denied, delayed or paid below the documented repair cost. We review the policy, damage evidence and insurer's explanation to identify the dispute and the available legal options. Serving Orlando from our Clearwater office.

01

An Orlando property damage lawyer starts with the disputed decision

Your claim file should explain both the physical loss and the decision you want reviewed. For an Orlando home, that may mean a roof denial, an incomplete allowance for wet rooms, a plumbing-loss exclusion or an unanswered request for additional payment. Krapf Legal examines the coverage wording alongside inspection findings, estimates and correspondence. Identify whether the disagreement concerns the cause, necessary repairs, valuation or the insurer's response time.

Bring the policy issued for the damaged building, including endorsements and the declarations page. A contractor's price alone cannot establish coverage, and an initial payment may include deductions that need explanation. We can compare the accepted work with the proposed restoration, identify missing evidence and discuss representation. If smoke, fire damage or mold is part of the same file, describe the affected materials and provide the relevant assessment rather than assigning a cause yourself.

02

Use Orlando flood information without losing the roof evidence

Orlando's current Floodplain and Flooding Information page describes rainfall-related flooding and links to property flood maps. The city's separate FEMA Elevation Certificates page provides a map for finding available certificates. These records can help frame questions about an address. They do not establish that rising water caused every damaged surface inside a particular building. Keep exterior water observations distinct from rain entering at the roof or around an opening.

An inspection should explain the path to each affected room. Photograph a ceiling leak separately from a water mark near a doorway, and retain the dates when each condition appeared. Ask the city for available floodplain or elevation records relevant to your property; confirm current repair requirements directly with the permitting authority. Krapf Legal can examine the insurance implications of the documented causes. A map designation or local rebuilding requirement does not itself decide what your contract pays.

03

Hail claims need more than a nearby storm report

The National Weather Service documented hail moving from Winter Park and Maitland toward Oviedo on April 11, 2021. This is regional history, not a finding that an Orlando roof was struck. An owner seeking help with a hail claim should obtain photographs identifying the actual damaged surfaces, the inspection date and the observations supporting impact damage. Keep any weather report tied to its specific location and date.

Where an insurer attributes damage to age or maintenance, compare that explanation with the inspector's findings. Ask the contractor to identify disputed roof areas and explain why the proposed work addresses them. Include interior leaks, if any, as a separately supported part of the scope. The 2021 event is not presented as a new claim opportunity: notice and lawsuit deadlines require their own review, and historical storm records cannot extend them.

HOA and condominium questions require the right policyholder

For an Orlando HOA or condominium dispute involving property damage, identify who owns the affected component and which insured person or entity submitted the claim. Bring relevant governing documents, maintenance correspondence and the association's insurance response if available. Our review can distinguish the owner's policy dispute from questions about association repair responsibilities. The presence of an association does not make all damage part of one policy.

Orlando's official neighborhood maps include College Park, Delaney Park, Lake Eola Heights and Thornton Park. We serve owners in these neighborhoods from Clearwater; the neighborhood name does not establish an association's existence or insurance obligations. Organize shared-building evidence by location, such as a unit ceiling, exterior wall or common roof. For a board seeking representation, describe its authority to act and provide the documents supporting the particular insurance or association dispute.

Put Florida claim deadlines beside the Orlando loss timeline

Florida Statutes section 627.70131 generally requires acknowledgment of claim communications within seven calendar days and payment or denial of a property claim, or a portion, within 60 days after notice. Coverage type, statutory exceptions and tolling matter. For claimants represented by a lawyer, the acknowledgment rule covers only the communications needed to provide forms and instructions (section 627.70131(1)(c), Florida Statutes). Save delivery confirmations, requests for information and the written coverage decision so the actual sequence can be assessed.

Under section 627.70132, notice of an initial or reopened property claim generally must reach the insurer within one year after loss; a supplemental claim generally has an 18-month notice period measured from loss. The statute defines these categories and contains special rules. Section 95.11(2)(e) separately provides five years from loss for a property-insurance contract lawsuit. That longer period does not revive an untimely claim notice.

Section 627.70152 provides a department notice of intent process at least ten business days before a covered suit, after the insurer's coverage determination, with further response procedures. Applicability depends on the policy and governing law. Florida removed the former one-way attorney-fee entitlement for property policies; older-policy issues and other possible fee grounds need separate assessment. We discuss the representation agreement, expenses and litigation costs before you retain the firm.

Prepare the next step from Clearwater

A useful consultation focuses on the issue blocking repairs or payment now. Send the complete denial, current estimate and earlier versions, not just a summary of a telephone conversation. Mark disputed items and connect each to photographs or professional findings. If emergency work exposed hidden damage, preserve the images and revised scope before the area is closed, and keep proof of any additional notice.

Orange County belongs to Florida's Ninth Judicial Circuit, which also serves Osceola County. For a possible Orlando insurance suit, counsel must determine proper venue, court level and any applicable policy procedure before filing; our Clearwater office does not by itself determine the forum. Bring any settlement, release, appraisal demand or existing court papers for review. We can then explain which questions need further evidence and which may require a legal response.

Prepare for your evaluation

Records to have ready
for your evaluation.

Start with your policy, claim number, and the insurer’s latest response. For your Orlando property, these additional records may help:

  • Orlando property address and available city flood-map or elevation-certificate information.
  • Dated roof-slope photographs and the hail or wind inspection report for the claimed event.
  • Separate images showing ceiling entry, exterior standing water and ground-level water marks.
  • Association repair correspondence and the relevant owner or association policy for a shared-building loss.
  • Itemized repair estimates, emergency-protection receipts and proof of delivery of claim notices.

Don’t delay contacting us because a record is missing. We can discuss what you have and what may be needed.

Common questions

Your Orlando
questions, answered.

Answers to questions about getting help with a Orlando property insurance claim.

Does Krapf Legal maintain an Orlando office?

Our office is in Clearwater. Orlando owners can contact that team about a disputed property claim and arrange to provide the policy, insurer correspondence and damage records. This service-area page does not describe an additional office.

Can regional hail records prove my Orlando claim?

A regional report provides context, not proof of impact to your building. The April 2021 NWS report identifies hail elsewhere in the metropolitan area. Your roof photographs and inspection findings must explain the damage actually claimed.

Where can I ask about an Orlando elevation certificate?

Orlando's current FEMA Elevation Certificates page provides a map for finding available certificates. Use the exact property address, verify that the document describes the relevant structure and ask the city about any missing record; a certificate is not promised for every building.

Can you review a claim involving an HOA roof?

Yes. Explain whether you seek help as an owner or for the association, and provide the policy and relevant repair documents. We need to identify the insured interest and the disputed decision before advising on responsibility or representation.

Is every water loss covered by homeowners insurance?

No. Standard homeowners coverage generally excludes flood, while other water-loss questions depend on the contract and cause. Preserve evidence of how water entered and provide any separate flood policy alongside the homeowners claim file.

How long does an insurer have to respond?

Section 627.70131 generally sets seven calendar days for acknowledgment and 60 days from claim notice for payment or denial, subject to its scope, exceptions and tolling. Those periods are different from the time needed to resolve disputed litigation.

Do I have five years to first report the damage?

The five-year period in section 95.11(2)(e) addresses a property-insurance contract lawsuit. Section 627.70132 generally requires initial or reopened claim notice within one year and supplemental notice within 18 months from loss, with special provisions.

Will the insurer automatically pay my attorney fees?

The former one-way fee rule was removed for property insurance litigation. Policy dates and any separate legal basis for fees still require review. Ask about the proposed fee agreement and responsibility for expenses before authorizing representation.

Absolutely phenomenal work and effort. They worked to help us fight our insurance company that refused to pay us what was owed, and got us a fair settlement. Hopefully I will never need a lawyer again but if I did, this is who I would call.

After our insurance company dismissed our hurricane-caused roof damage/leak claim as "age-related deterioration/wear and tear". we were referred to Krapf Legal. The Krapf Legal team were exceptional throughout the year-long battle to ensure we were compensated for our significant losses. Our attorney, Tim Delaney, was always reachable, professional and courteous - and he negotiated the exact settlement we were looking for to cover 100% of our roof replacement.

Dear family and friends, I highly recommend Mike Keeler from The Claim Squad and Geoffrey Schuessler from Krapf Legal for their exceptional service in handling my homeowner's insurance claim. Their professionalism and expertise were remarkable, especially considering the new laws that have become increasingly burdensome to homeowners since January 1st, 2023. Throughout the process, both Mr. Keeler and Mr. Schuessler demonstrated honesty and forthrightness, which I found commendable. I am grateful for their efforts in resolving my insurance claim and impressed by their dedication to their work and clients. If you need assistance with an insurance claim, I highly recommend the services of Mr. Keeler and Mr. Schuessler. Their expertise and professionalism are second to none, and I am confident that they will provide exceptional service to all. Thank you for your attention to this matter. Best regards, Taylor Taylor

In a time where we had lost hope, Keller Fisher from Krapf Legal stepped in and led us to a settlement that would allow my widowed mother in law to get the repairs that were much needed on her roof. We were denied the claim twice. We called Krapf Legal and within no time they had begun a claim with my insurance company and got it settled. Keller was professional, courteous, prompt, and available with any questions or concerns we had. I'd recommend this gentleman to anyone who is experiencing issues with their insurance company. I can't thank Keller enough for all the hard work he and his team put forth in to getting this case settled.

I had a great experience using Krapf Legal to help me settle my home insurance claim. I had provided my insurance company with everything they requested, but their offer was way less than the estimates I had to fix the damage to my house I had been waiting for almost a year for the insurance company to respond to my claim. I called Grant and he said he would take care of it, and he did! The team at Krapf legal was able to quickly settle my claim.

Our home has survived many Florida hurricanes but when a strong, surprise hail storm hit in early 2020, our house suffered substantial damage. Our homeowner’s insurance company had a team of experts on their side to fight our claim. When weeks turned into months, we knew we needed someone to represent our needs. Krapf Legal came highly recommended and we now understand why this team has earned its outstanding reputation. Every Krapf Legal representative has been so professional, understanding and so passionate about helping homeowners like us. While we live several miles away in another city, the Krapf legal team (Grant, Keller and the entire team) treated us like neighbors. They were professional, responsive and spot on with their advice. In the end, we received the compensation we needed to repair our home. Truly, we couldn’t have resolved our claim with such a positive outcome without Krapf Legal. Thank you!!!

I had extensive damage to my home from Hurricane Irma. My insurance company only stated $8k worth of damage but because my deductible was so high they sent me a check for $3k! I couldn't even get the insurance company to return my phone call for 3 months! I didn't know what to do so I hired an insurance adjuster to fight the claim. After over a 16mths of fighting it had finally gotten to the point to bring in a lawyer. They recommended Grant Krapf and I’m so glad they did! I couldn’t believe how quickly he got a response from the insurance company. In total, I had been waiting for nearly 2 years and when Grant and his team came on board it was a matter of months before they were able to get the insurance company to settle. I was shocked and amazed! I have never hired an attorney before and I had always heard unflattering stories but this was not my experience. Even after the settlement they have been kind enough to still help me with questions or advice relating to the house. They are good people and they do good work! It’s incredible when you feel like you are going up against a giant and want to give up and can find extraordinary people that will fight for you and never give up!
