01Orange County roof claims deserve a close look at the damage
The National Weather Service documented large hail moving from Winter Park and Maitland toward Oviedo in April 2021. That historical event illustrates why a roof claim here is not necessarily a hurricane-only issue. Wind, hail, and debris can leave different patterns, and a qualified inspection should explain which observations support the claimed cause.
If an insurer describes the roof as worn or offers only a small repair, collect the inspection photographs and the reasons for the proposed scope. Ask which damaged areas were examined, whether openings or adjoining components were considered, and how the repair addresses the reported leak. Roof age belongs in the review, alongside evidence of the particular event.
02Follow a roof leak through the rooms below it
For an Orlando-area home with new ceiling staining after a storm, photograph the affected ceiling, walls, and nearby contents before cleanup where safe. Record which room first showed a problem and whether another room became affected later. A roof photograph and an interior photograph are more useful when the inspection explains how they connect.
A repair estimate should be checked against the materials actually affected: for example, insulation, drywall, trim, flooring, or built-in cabinetry identified by an inspection. Drying records and moisture readings can help explain work that is not obvious in a photograph. A cosmetic allowance should not end the inquiry if documented damage extends behind the visible finish.
03Keep rain entering the house separate from water rising outside
Orange County's flood-protection guidance recognizes that prolonged rainfall can overwhelm local water storage. A property may therefore have more than one water question after a storm. Rain entering through a damaged opening and water rising into a ground-floor room should be described separately, with times and locations rather than a single label applied to the whole house.
This distinction matters when policies or insurers differ over the cause. Keep exterior waterline images, indoor damage photographs, and professional findings in clearly identified groups. Krapf Legal can review the denial or payment explanation against the available evidence and policy wording. The fact that flooding occurred nearby does not explain every stain inside your property.
04Challenge an incomplete claim with a complete repair picture
An underpayment dispute is easier to evaluate when the difference is specific. Compare the insurer's estimate with the contractor's proposal by room and task. Note whether the disagreement concerns the amount of material, removal and replacement, labor, drying, or whether a damaged item was left out altogether.
Bring the policy, claim letters, payment breakdown, photographs, and both estimates to a case evaluation. If repairs forced you out of the home, include receipts and the reason the property could not be occupied. We assess the documented loss, the insurer's stated position, and the options for pursuing disputed damage; coverage and available benefits depend on the policy and facts.
