Damage to look for
in Pinellas County.

Understand the damage, the repairs it may involve, and the questions that can come up when an insurer reviews your claim.

Roof and exterior

Wind damage can lead to indoor repairs

Missing shingles, damaged soffits, and damaged windows or doors should be considered alongside new interior leaks. An estimate that stops at the roof may not describe the complete loss.

Coastal exposure

Rising water affects different materials

Helene produced record coastal water readings at Clearwater Beach and St. Petersburg in 2024. At an affected home, photograph lower walls, flooring, cabinets, and belongings separately from roof damage.

Interior damage

Moisture may remain after surfaces dry

Stained ceilings or swollen trim can warrant a closer inspection. Keep professional moisture findings so any disagreement concerns the affected materials, not just the visible paint.

01

Insurance claim help in Clearwater, St. Petersburg and Largo

A Pinellas property dispute may start with roof damage after a storm, a burst pipe in a home, or water affecting several condominium units. The legal review begins with the insured property and the insurer’s actual decision. Bring homeowners, unit-owner, association or commercial policy documents relevant to the loss instead of assuming that one building means one claim.

Our Clearwater location makes the office convenient for many Pinellas owners, but the purpose of an evaluation is the same across the county: identify the disputed cause, repair scope or payment and assess the supporting evidence. If we undertake representation, the response may include further documentation, negotiations and available legal proceedings. The strategy depends on your claim rather than a standard demand for every loss.

02

Look beyond the missing roof material

From a damaged Clearwater roof to soaked interiors in St. Petersburg, the repair bill may extend well beyond what is visible at first. Krapf Legal helps Pinellas County owners address denied, delayed, and underpaid property insurance claims from our Clearwater office.

For a Pinellas property owner, a wind-damage inspection should explain what happened to the building exterior and what happened inside. A displaced roof covering, detached trim, or broken window may be visible immediately. A wet ceiling or damaged wall may become apparent later. Photograph the outside from a safe location and make a room-by-room note of indoor changes without climbing onto the roof.

Ask the contractor to identify the parts that require repair and why. If the insurer proposes a patch while the contractor recommends more extensive work, compare their findings about the same roof areas, underlying materials, and repair method. A detailed explanation helps evaluate the disagreement; a larger total by itself does not show that the insurer estimate is incomplete.

03

Separate coastal flooding from rain entering the building

Pinellas experienced record coastal water readings at Clearwater Beach and St. Petersburg during Helene in September 2024. That history is relevant to coastal owners, but it does not establish the source of water in a particular home. A lower-wall water line and a ceiling leak are different observations and should not be combined into one vague description of water damage.

Preserve photographs showing the water level, affected contents, and any damage around entry points. For a home with both wind and rising-water damage, ask the professionals evaluating the loss to explain which findings support each cause. Homeowners and flood policies may treat those causes differently. Krapf Legal can review an insurance dispute using that evidence and the applicable documents.

04

Do not overlook damage inside a condo unit

If you own a Pinellas condo unit, a storm-damaged building roof or exterior can leave you dealing with damage to your own ceilings, finishes, or belongings. Record what happened inside your unit and share relevant inspection findings with the association. A building-wide repair discussion may not contain a complete inventory of your individual loss.

Keep your unit policy, association communications, photographs, and itemized estimates together. Ask for clarity about which damaged components each estimate includes before assuming that every item belongs to the same claim. Responsibility and coverage depend on the governing documents, policies, and facts. An attorney can review a specific denial or payment dispute with those distinctions in view.

05

Compare the insurance payment with the repairs needed

A payment can appear reasonable until you compare it with the actual work: removing affected materials, drying the area, repairing the exterior, and restoring the interior. Mark any missing room, unexplained quantity difference, or disputed cause of damage. Keep the insurer inspection and decision letters with the contractor scope so the reasons for each position remain visible.

Krapf Legal serves Pinellas County from our Clearwater office. Bring the claim documents, a concise event timeline, and the questions you cannot get answered. If there was damage during more than one storm, include completed repairs between those dates. This gives the legal review a concrete starting point for assessing the insurer position and the evidence supporting your claim.

06

When a St. Petersburg payment does not fund the repair

Compare the insurer’s estimate with the work described by the contractor. A missing room, reduced roof quantity and an unpaid drying invoice are distinct disagreements. Note whether the insurer accepted the damage but valued it differently, denied a component, applied a deductible, or withheld depreciation subject to later documentation. That breakdown is more useful than comparing only the totals.

Keep a separate record of damaged belongings and expenses arising from loss of use. Condominium owners should also identify any association payment relating to the same component. The goal is to account for supported loss without duplicating recovery. Before signing a release, ask what claims it resolves and whether unfinished repairs or newly discovered damage remain within its terms.

07

Review roof age and repair history without hiding earlier problems

An older roof in Largo or Clearwater can have both pre-existing conditions and newly reported damage. Disclose known leaks, prior claims and the repairs performed. Dated maintenance photographs, invoices and inspection findings can help distinguish those conditions. A weather report supplies context; a property-specific assessment must explain what changed and why the proposed work is necessary.

If the insurer says the whole roof loss is wear and tear, request the report and the policy wording relied on. Ask the inspecting professional to address the particular damage pattern and the feasibility of the insurer’s proposed repair. A roof’s age alone does not tell an attorney whether the denial, repair scope or valuation is correct.

08

Water, fire, smoke and mold disputes need their own evidence

Storm-related damage is only one kind of property claim. After a plumbing failure, save the source diagnosis and records of access, drying and restoration. After fire or smoke exposure, retain incident information, cleaning assessments and a room-by-room account of affected finishes and belongings. These records help distinguish the cost of cleaning an item from the supported need to replace it.

Where mold is suspected after a water event, keep professional findings and the history of the moisture problem. Coverage may depend on the initiating event, exclusions and a separate limit; mold should not be treated as an automatic extra payment. Explain the actual observations and the insurer’s response so the review addresses the relevant provision.

09

Use your Clearwater evaluation to understand the next decision

Bring the Pinellas property address, loss and discovery dates, insurer letters and current repair proposal. Include contracts with a contractor or public adjuster, any appraisal or mediation documents, and information about checks already received. Tell us what is urgent, such as a scheduled examination, inspection or proposed settlement.

We can discuss what additional records are needed and whether the facts support further legal work. Ask about the role of negotiation, other dispute options and litigation, along with the proposed written fee terms. Firm reviews and attorney information are available on the site; a past client’s experience is not a prediction of the result of your claim.

Prepare for your evaluation

Records to have ready
for your evaluation.

Start with your policy, claim number, and the insurer’s latest response. For your Pinellas County property, these additional records may help:

  • Pair exterior inspection findings with photos of the affected rooms inside your home.
  • Label coastal water marks separately from roof leaks and window-entry observations.
  • For a condo, include your unit policy and the association correspondence about the damaged components.
  • Mark omitted work on the insurer estimate and bring dated repair records from any earlier storm.
  • The full policy and endorsements, every payment or release, and contracts with any contractor or public adjuster.
  • A brief timeline of loss, discovery, notice, inspections and repairs, including any upcoming request or response date.

Don’t delay contacting us because a record is missing. We can discuss what you have and what may be needed.

Common questions

Your Pinellas County
questions, answered.

Answers to questions about getting help with a Pinellas County property insurance claim.

Does living away from the Pinellas beaches rule out storm damage?

No. A property does not need to be beachfront to suffer a damaged roof, broken exterior component, or water entering through an opening. The inspection should address what happened at your home. A coastal flooding report alone cannot explain an inland roof or interior claim.

What if my condo association and insurer point to each other?

Keep both parties' written explanations, your unit policy, and the relevant association documents. Identify the exact damaged item that remains unresolved. Krapf Legal can review that specific disagreement rather than assuming that a roof problem or interior finish belongs to one party in every situation.

Can I get help if the insurer paid something but not enough to repair?

Yes. A partial payment can still leave a dispute over the repair scope or policy interpretation. Bring the payment explanation and an itemized contractor estimate showing the differences. Those documents help determine what is contested and what further evidence may be needed.

Can a St. Petersburg property owner use your Clearwater office?

Yes. Krapf Legal serves Pinellas County from 2790 Sunset Point Road in Clearwater. Call to arrange a free evaluation and discuss how to share your claim records. St. Petersburg, Largo, Dunedin and the other listed communities are service areas, rather than additional office locations.

What if rain and coastal floodwater damaged the same Pinellas condo?

Document the entry point, timing and damaged components separately where the evidence allows. Bring the unit, association and flood policies and their respective decisions. An insurer should not be asked to pay an item already compensated by another policy, but a flood payment does not by itself explain every separate wind-related repair.

Should I replace the roof before asking for legal advice?

Take necessary safety and mitigation steps, but discuss the inspection and documentation needs before permanent work removes important evidence when practical. Retain dated photographs, the contractor’s findings and invoices. Coverage, repair scope and any payment conditions should be understood before making assumptions about reimbursement.

Does living in a flood zone mean my roof claim is excluded?

A mapped flood zone describes risk; it does not decide what caused a particular roof or interior loss. A property may have a separate wind or plumbing claim as well as flood exposure. The inspection evidence and the applicable policy language must address the damage actually being claimed.

What if my Pinellas insurer and contractor disagree about matching materials?

Ask each to identify the materials, affected area and basis for the proposed repair. Photographs, product information and the contractor’s explanation of feasibility can make the dispute concrete. Florida requirements and policy terms need to be evaluated for the facts; matching concerns do not automatically require replacement of an entire building component.

How much does a Pinellas County property insurance claim review cost?

Krapf Legal offers a free case evaluation. If we agree to represent you, ask for the written fee agreement and an explanation of attorney fees, case expenses, and any amount you could owe if there is no recovery. A free evaluation does not mean every stage of a case is free, and the insurer is not automatically responsible for your legal bill.

How long do I have to report or supplement a property claim?

For many Florida property claims, current law requires notice of a new or reopened claim within one year of the loss and a supplemental claim within 18 months. These are notice rules, not the deadline to sue. Exceptions and special rules, including some condominium loss assessments, can apply. Earlier losses and flood policies need separate analysis. Have the loss date, policy and prior notices reviewed promptly; ongoing negotiations do not automatically extend a deadline.

Should I report the damage before I have every repair estimate?

Follow the policy’s notice requirements promptly and truthfully; do not wait for a perfect repair estimate. Give the facts you know, identify uncertainty, and keep a copy of what you submit. Protect the property safely from further damage and retain receipts. A later inspection can clarify the scope, but missing a notice requirement can create a separate dispute.

Can I accept a payment and still challenge an incomplete claim?

It depends on what the payment and any accompanying agreement mean. An undisputed payment, a payment subject to further documentation, and a full settlement with a release can have different consequences. Have the check language, payment letter, releases and prior agreements reviewed before assuming you can pursue more money. Keep records of every amount received and how it was allocated.

Will I have to sue, or can the dispute be resolved another way?

Some disputes can be addressed through better documentation, another inspection or negotiation. Eligible claims may have a mediation option; a policy may also provide appraisal for certain valuation disagreements. Appraisal does not resolve every coverage question. Litigation may be appropriate when other steps do not resolve the dispute. Your policy, deadlines, evidence and goals determine which options warrant consideration.

Is an insurance claim lawyer different from a public adjuster?

Yes. A public adjuster can assist with presenting and adjusting a property claim within that profession’s permitted role. A lawyer can advise on legal rights, interpret disputed policy terms and represent you in litigation. If you already have an adjuster or contractor, bring the agreement and work completed so the legal review accounts for the existing arrangement.

Does a denied claim automatically mean the insurer acted in bad faith?

No. A denial or a low payment can involve a genuine coverage or valuation dispute. Bad faith has additional legal requirements and cannot be assumed from the outcome of an inspection. Keep the complete communication history and ask counsel to evaluate the policy dispute and any potential claim-handling issues separately.

How long will resolving my insurance dispute take?

There is no dependable timeline without reviewing the claim. The insurer’s statutory handling duties, requests for information, inspections, negotiations and any court proceedings are different stages. The extent of disputed damage and the availability of evidence also matter. Ask what the next step requires, who is responsible for it, and how you will receive updates rather than relying on a promised settlement date.

What should I do after theft or burglary damage?

Prioritize safety and report suspected crime to the appropriate authorities. Keep the incident number and inventory stolen or damaged items with photographs, receipts and available ownership records. Document damaged locks, doors or windows before reasonable temporary protection changes their condition. Notify the insurer under the policy and keep copies of the report and claim submission. Coverage, item limits and proof requirements must be checked against the actual contract.

After our insurance company dismissed our hurricane-caused roof damage/leak claim as "age-related deterioration/wear and tear". we were referred to Krapf Legal. The Krapf Legal team were exceptional throughout the year-long battle to ensure we were compensated for our significant losses. Our attorney, Tim Delaney, was always reachable, professional and courteous - and he negotiated the exact settlement we were looking for to cover 100% of our roof replacement.

In a time where we had lost hope, Keller Fisher from Krapf Legal stepped in and led us to a settlement that would allow my widowed mother in law to get the repairs that were much needed on her roof. We were denied the claim twice. We called Krapf Legal and within no time they had begun a claim with my insurance company and got it settled. Keller was professional, courteous, prompt, and available with any questions or concerns we had. I'd recommend this gentleman to anyone who is experiencing issues with their insurance company. I can't thank Keller enough for all the hard work he and his team put forth in to getting this case settled.

I had a great experience using Krapf Legal to help me settle my home insurance claim. I had provided my insurance company with everything they requested, but their offer was way less than the estimates I had to fix the damage to my house I had been waiting for almost a year for the insurance company to respond to my claim. I called Grant and he said he would take care of it, and he did! The team at Krapf legal was able to quickly settle my claim.

Our home has survived many Florida hurricanes but when a strong, surprise hail storm hit in early 2020, our house suffered substantial damage. Our homeowner’s insurance company had a team of experts on their side to fight our claim. When weeks turned into months, we knew we needed someone to represent our needs. Krapf Legal came highly recommended and we now understand why this team has earned its outstanding reputation. Every Krapf Legal representative has been so professional, understanding and so passionate about helping homeowners like us. While we live several miles away in another city, the Krapf legal team (Grant, Keller and the entire team) treated us like neighbors. They were professional, responsive and spot on with their advice. In the end, we received the compensation we needed to repair our home. Truly, we couldn’t have resolved our claim with such a positive outcome without Krapf Legal. Thank you!!!

I had extensive damage to my home from Hurricane Irma. My insurance company only stated $8k worth of damage but because my deductible was so high they sent me a check for $3k! I couldn't even get the insurance company to return my phone call for 3 months! I didn't know what to do so I hired an insurance adjuster to fight the claim. After over a 16mths of fighting it had finally gotten to the point to bring in a lawyer. They recommended Grant Krapf and I’m so glad they did! I couldn’t believe how quickly he got a response from the insurance company. In total, I had been waiting for nearly 2 years and when Grant and his team came on board it was a matter of months before they were able to get the insurance company to settle. I was shocked and amazed! I have never hired an attorney before and I had always heard unflattering stories but this was not my experience. Even after the settlement they have been kind enough to still help me with questions or advice relating to the house. They are good people and they do good work! It’s incredible when you feel like you are going up against a giant and want to give up and can find extraordinary people that will fight for you and never give up!
