Krapf Legal represents Clearwater property owners when an insurance denial, delay or incomplete payment leaves repairs unresolved. From our Clearwater office at 2790 Sunset Point Road, we review the policy, the damage evidence and the insurer's explanation.
Explore damage & claim guidanceClearwater hurricane claims need a property-specific timeline
The National Weather Service recorded a new water-level record at Clearwater Beach during Hurricane Helene in September 2024. That observation helps explain the local storm setting, but a coastal gauge cannot establish the depth inside your building or which materials were damaged. Describe the conditions at your own address: when water appeared, whether it rose from outside, and whether roof or window damage was visible.
For a Clearwater hurricane claim, organize the first photographs, emergency invoices and insurer inspections in date order. If another event affected the same rooms, show what was repaired between losses. Our attorneys use that sequence to examine a disputed cause or repair scope without treating every stain as damage from the same storm. Include separate flood correspondence wherever rising water was reported.
Hurricane damage insurance claimsFind the address-level flood and elevation records
Clearwater's Flood Zones & Elevations resource lets owners search individual properties for available flood information, base and design elevations, and elevation certificates on file. The city also explains that flood zones and evacuation zones serve different purposes. Save the property-specific information you find, rather than relying on a general neighborhood map or assuming your evacuation designation describes every flood hazard.
These records can help frame questions about a proposed repair, but they do not decide whether your homeowners policy covers a loss. Krapf Legal compares the actual water-entry evidence with the policy language and any separate flood policy. A roof opening, plumbing failure and rising floodwater call for different factual explanations. Tell us what is known and what still requires an inspection, including any city correspondence about the building.
Water damage claim representationUse Clearwater permit history to explain the roof dispute
The city's permit-research guidance allows searches by property address when you do not have the record number. Available record details and attachments can help locate earlier applications and proposed work. For a roof dispute, gather the relevant permit records alongside the completion invoice, maintenance photographs and the contractor's current findings. A permit application date and the date work was actually completed may tell different parts of the story.
Our review asks what the insurer accepted, what it excluded, and which proposed repairs remain unpaid. A contractor should identify the damaged roof areas and explain why the repair method is appropriate. We can then compare quantities, materials and associated interior repairs with the insurer's estimate. A municipal record contributes evidence about the building; it is not proof that a particular repair is covered or that a full roof replacement is owed.
Roof damage disputesAccount for unit interiors and other damaged property
A Clearwater condominium claim should identify each affected component instead of assigning the entire problem to the association or unit owner. Florida Statutes section 718.111(11) addresses condominium insurance responsibilities and distinguishes items within a unit from property insured by the association. Bring the declaration, your unit policy and available association claim letters so the legal review can address the actual building and ownership arrangement.
The same attention to detail matters after an interior water loss, fire or suspected mold. Keep the source diagnosis, restoration photographs and any professional testing with the estimate. Identify whether the dispute concerns access, drying, removal, cleaning or replacement. We review the relevant coverage and limits rather than assuming that every service on a restoration invoice is reimbursable. Preserve documents for belongings and additional living expenses separately from the building repair proposal.
Condominium insurance disputes Mold insurance claimsCheck the Florida claim clocks before waiting for another response
For residential claims within its scope, Florida Statutes section 627.70131 generally requires acknowledgment of claim communications within 7 calendar days, unless payment occurs in that period or an applicable exception applies. It generally requires payment or denial of an initial, reopened or supplemental claim, or a portion, within 60 days after notice. Statutory exceptions and tolling matter; the acknowledgment rule also has limits once counsel represents the claimant.
Florida Statutes section 627.70132 generally requires notice of an initial or reopened claim within 1 year after loss and a supplemental claim within 18 months. A supplemental claim concerns additional loss or damage from the same peril as a loss previously adjusted by the insurer, or costs incurred while completing repairs or replacement under an open claim that was timely reported. Special condominium loss-assessment rules can apply. These periods do not replace a policy's prompt-notice duties.
For breach of a property insurance contract, section 95.11(2)(e) generally allows 5 years from the date of loss to sue. That is a separate clock, not extra time to first report damage. Policy dates, the applicable law and any tolling require review; NFIP flood claims follow federal conditions and suit rules.
Evaluate the next step from our Clearwater office
A legal review can address a denial, an unexplained delay or a payment that omits supported repairs. Bring the decision letter and the documents submitted before it, including any unanswered information request. We identify the disputed policy provisions and the evidence needed to evaluate the insurer's position, then discuss appropriate next steps. An unresolved estimate does not by itself establish insurer bad faith under section 624.1551.
Where applicable, section 627.70152 requires a notice of intent through the Florida Department of Financial Services at least 10 business days before a property-policy lawsuit, after a coverage determination. Further response procedures can affect timing. Pinellas County belongs to the Sixth Judicial Circuit; the appropriate court and venue depend on the claim. Krapf Legal offers a free case evaluation at its Clearwater office, with representation and fee terms discussed individually.

for your evaluation.
Start with your policy, claim number, and the insurer’s latest response. For your Clearwater property, these additional records may help:
- Clearwater's address-level flood information and any elevation certificate available for your property.
- The city's roof or repair permit records, completion invoices and photographs showing the condition before the reported event.
- Helene or other storm photographs labeled by date, with outside water levels distinguished from ceiling leaks.
- For a condominium, the unit policy, declaration, association notices and separately identified shared-building estimates.
- The full policy, decision letters, payment explanations and proof of when each claim notice reached the insurer.
Don’t delay contacting us because a record is missing. We can discuss what you have and what may be needed.
Common questions
Your Clearwater
questions, answered.
Answers to questions about getting help with a Clearwater property insurance claim.
Where can I discuss a Clearwater property claim?
Our physical office is at 2790 Sunset Point Road, Clearwater, FL 33759. Contact Krapf Legal to arrange a free case evaluation. Start with the property address, loss date and insurer response; the team can explain how to provide the documents needed for review.
Does Clearwater's elevation map establish insurance coverage?
It supplies available information about the property and mapped flood conditions. Coverage still requires the relevant policy and evidence of the event. Include the map record when useful, but also provide photographs of water entry and any homeowners and flood-policy decisions.
Can an accepted roof claim still involve underpayment?
Acceptance and valuation are separate questions. Identify the specific roof quantities, materials or connected room repairs missing from the insurer's estimate. Krapf Legal can review the written payment explanation and the contractor's supporting findings before advising about the remaining disagreement.
What should I do if my Clearwater home has already been dried?
Retain the restoration company's original photographs, moisture records, removal descriptions and invoices. Explain what the insurer could inspect before work began. Safe temporary protection is important, and records of the earlier condition can help evaluate damage that is no longer visible.
Are Helene claims still within the ordinary reporting periods?
As of October 25, 2026, the ordinary 1-year initial and 18-month supplemental notice periods for a September 2024 loss have elapsed. A timely existing claim, applicable exception or different policy framework needs individual review. The storm's history is not an assurance that new notice remains timely.
Does every delayed payment mean I have a bad-faith case?
No. A coverage or payment dispute needs its own analysis. Section 624.1551 requires an adverse court adjudication of breach and a final judgment against the property insurer before the statutory extracontractual action described there may proceed; delay alone does not satisfy that requirement.
Will my homeowners deadline also govern a flood lawsuit?
Do not assume that it will. An NFIP policy has federal conditions, including a separate suit deadline tied to written denial and a federal-court requirement. Have the flood policy and every denial reviewed promptly alongside any separate Florida property claim.
Must the insurance company pay my lawyer if I win?
The former one-way attorney-fee entitlement was removed for residential and commercial property policies by the 2022 reforms. An older policy may need different analysis. Ask about the written fee agreement, case expenses and any separately applicable fee basis before deciding how to proceed.

See all reviews on GoogleThis firm was professional, responsive and handled my situation well. I also feel their billing was reasonable. Robert Studor and his staff were great to work with.
Absolutely phenomenal work and effort. They worked to help us fight our insurance company that refused to pay us what was owed, and got us a fair settlement. Hopefully I will never need a lawyer again but if I did, this is who I would call.
Robert was attentive and updated us along the route. Any questions I texted were answered quickly. We’re ver satisfied.
I luckily chose Keller Fisher of Krapf Legal for my roof damage claim. He was smart, responsive and knew what needed to be done. I would highly suggest working with Keller.

A very well run law firm if you have a gripe with your homeowners insurance.
After our insurance company dismissed our hurricane-caused roof damage/leak claim as "age-related deterioration/wear and tear". we were referred to Krapf Legal. The Krapf Legal team were exceptional throughout the year-long battle to ensure we were compensated for our significant losses. Our attorney, Tim Delaney, was always reachable, professional and courteous - and he negotiated the exact settlement we were looking for to cover 100% of our roof replacement.
Dear family and friends, I highly recommend Mike Keeler from The Claim Squad and Geoffrey Schuessler from Krapf Legal for their exceptional service in handling my homeowner's insurance claim. Their professionalism and expertise were remarkable, especially considering the new laws that have become increasingly burdensome to homeowners since January 1st, 2023. Throughout the process, both Mr. Keeler and Mr. Schuessler demonstrated honesty and forthrightness, which I found commendable. I am grateful for their efforts in resolving my insurance claim and impressed by their dedication to their work and clients. If you need assistance with an insurance claim, I highly recommend the services of Mr. Keeler and Mr. Schuessler. Their expertise and professionalism are second to none, and I am confident that they will provide exceptional service to all. Thank you for your attention to this matter. Best regards, Taylor Taylor
In a time where we had lost hope, Keller Fisher from Krapf Legal stepped in and led us to a settlement that would allow my widowed mother in law to get the repairs that were much needed on her roof. We were denied the claim twice. We called Krapf Legal and within no time they had begun a claim with my insurance company and got it settled. Keller was professional, courteous, prompt, and available with any questions or concerns we had. I'd recommend this gentleman to anyone who is experiencing issues with their insurance company. I can't thank Keller enough for all the hard work he and his team put forth in to getting this case settled.

I had a great experience using Krapf Legal to help me settle my home insurance claim. I had provided my insurance company with everything they requested, but their offer was way less than the estimates I had to fix the damage to my house I had been waiting for almost a year for the insurance company to respond to my claim. I called Grant and he said he would take care of it, and he did! The team at Krapf legal was able to quickly settle my claim.

Mr Kraft is incredible !! Gave me his cell phone number, so I could speak with him at any time. Explained in detail any questions I had and never sugar coated anything. He's a straight shooter. I highly recommend Mr Kraft for your Social Security Disability needs.
Our home has survived many Florida hurricanes but when a strong, surprise hail storm hit in early 2020, our house suffered substantial damage. Our homeowner’s insurance company had a team of experts on their side to fight our claim. When weeks turned into months, we knew we needed someone to represent our needs. Krapf Legal came highly recommended and we now understand why this team has earned its outstanding reputation. Every Krapf Legal representative has been so professional, understanding and so passionate about helping homeowners like us. While we live several miles away in another city, the Krapf legal team (Grant, Keller and the entire team) treated us like neighbors. They were professional, responsive and spot on with their advice. In the end, we received the compensation we needed to repair our home. Truly, we couldn’t have resolved our claim with such a positive outcome without Krapf Legal. Thank you!!!
Seriously the best property insurance attorney there is. Highly recommend!
Edited previous text as we have worked out a new plan to move our case forward and I look forward to good results

Excellent company with superb customer service!
The team at Krapf Legal is a group of dedicated professionals that bring significant contribution and value to their clients. They are highly responsive, communicate expectations effectively and more importantly, get timely results for the folks that they represent. I highly recommend this firm, whether working with them directly or through a public adjuster.
I had extensive damage to my home from Hurricane Irma. My insurance company only stated $8k worth of damage but because my deductible was so high they sent me a check for $3k! I couldn't even get the insurance company to return my phone call for 3 months! I didn't know what to do so I hired an insurance adjuster to fight the claim. After over a 16mths of fighting it had finally gotten to the point to bring in a lawyer. They recommended Grant Krapf and I’m so glad they did! I couldn’t believe how quickly he got a response from the insurance company. In total, I had been waiting for nearly 2 years and when Grant and his team came on board it was a matter of months before they were able to get the insurance company to settle. I was shocked and amazed! I have never hired an attorney before and I had always heard unflattering stories but this was not my experience. Even after the settlement they have been kind enough to still help me with questions or advice relating to the house. They are good people and they do good work! It’s incredible when you feel like you are going up against a giant and want to give up and can find extraordinary people that will fight for you and never give up!
Highly recommend Krapf Legal. Cailtin has always greeted us in a friendly and professional manner and made us feel like a very important client. Grant and his staff were always prompt to address our needs and timely respond to any questions. Very knowledgable, respectful, reliable, courteous and professional.
Grant and his team consistently achieve great results for their clients. They are people you can trust and always act in their client’s best interest.
