St. Petersburg
property damage lawyers.
A St. Petersburg property insurance dispute may involve the roof, several rooms or an association's building claim. Krapf Legal examines denied, delayed and underpaid claims using the policy and the records of the loss. Serving St. Petersburg from our Clearwater office.
Explore damage & claim guidanceTwo 2024 storms illustrate different St. Petersburg claim questions
St. Petersburg set a coastal water-level record during Hurricane Helene in September 2024, according to the National Weather Service. During Milton in October, Albert Whitted Airport recorded its highest one-day rainfall in the site's record. Those observations describe different aspects of the storms. Neither establishes that a particular unit flooded, that a roof failed, or that an insurer owes a specific repair.
If your property sustained damage in successive events, assemble separate groups of photographs, claim numbers and inspections. Explain which finishes were removed or replaced between the storms and which areas remained exposed. Our attorneys review those distinctions when an insurer questions the date or source of damage. A single estimate combining all storm work can obscure the issue, especially when separate homeowners, association and flood policies were involved.
Hurricane damage claim reviewUse the city's flood layers without confusing their purposes
The city's Prepare, St. Pete map presents local rainfall floodplain information, FEMA flood zones and evacuation zones. St. Petersburg explains that these layers answer different questions and that FEMA mapping does not capture every local flood risk. When gathering records, save the address result and identify the layer being viewed. An evacuation designation alone cannot explain whether water entered from a damaged roof or from surrounding ground.
For an insurance review, pair the local records with observations from the building: the first affected room, the height of water marks, and any visible exterior opening. Keep time-stamped photographs from before and after emergency work. Homeowners coverage and flood coverage require separate attention, so provide all applicable policies. The purpose is to understand the evidence behind each insurer's decision rather than treating the city's risk map as a coverage finding.
Water damage insurance disputesBring St. Petersburg repair and elevation documents together
St. Petersburg's Building Permits page provides permit and plan-review resources as well as a search for available elevation certificates. The city describes certificate records for certain construction, substantial improvements and additions in flood hazard areas from 1990 onward. That does not mean every house has a certificate. If none appears for your address, explain what you searched and provide any survey or certificate already in your possession.
A prior roof project and a current restoration proposal should be documented separately. We compare the insurer's position with the work described by the contractor, including the supporting photographs and measurements. If municipal correspondence adds a repair requirement, retain the entire notice and ask the contractor to identify the affected line items. A building-department requirement may affect the proposed scope, while insurance payment still depends on the policy and circumstances.
Roof repair insurance claimsCondo and HOA disputes begin with the damaged component
For a St. Petersburg condo, describe whether the unresolved work concerns a common roof, a unit finish, personal belongings or several of these. Section 718.111(11), Florida Statutes, addresses condominium insurance and repair responsibilities. Bring the declaration, unit policy, association policy if available and written communications about the repairs. The legal question cannot be answered simply by observing that water traveled through a shared part of the building.
For an HOA-related issue, identify the governing document and the specific association action or maintenance concern you want reviewed. Avoid combining a dispute with the board and a dispute with an insurer into one unexplained demand. Krapf Legal can assess which legal work is appropriate after reviewing the parties and documents. Mark emergency-service invoices by unit or common area so the same work is not presented as two different unpaid losses.
Condominium association matters Florida HOA attorney servicesKnow which deadline belongs to which stage
Florida Statutes section 627.70131 generally gives a residential insurer 7 calendar days to acknowledge claim communications, unless it pays within that period or a statutory exception applies. Its acknowledgment requirement is limited for communications involving represented claimants. The statute generally sets 60 days after notice to pay or deny an initial, reopened or supplemental claim, or part of it, subject to its scope, exceptions and tolling.
Under section 627.70132, notice of an initial or reopened claim is generally due within 1 year of loss; supplemental notice is generally due within 18 months of loss. Supplemental notice concerns additional loss or damage from the same peril as a previously adjusted loss, or costs incurred during repairs or replacement pursuant to an open claim for which the insurer received timely notice. Condominium loss assessments have special provisions. The policy may also require prompt reporting rather than waiting until a statutory outer limit.
Section 95.11(2)(e) provides a separate, generally 5-year period from loss for a property-contract breach lawsuit. A pending estimate does not create extra time for initial notice. Dates, governing law and any applicable tolling need individual review, while an NFIP flood-policy dispute follows its own federal rules.
Plan a documented response to a denial or short payment
Send us the actual denial or payment letter, not only a summary of the telephone conversation. Our attorneys assess the policy provisions invoked, the inspections supporting the decision and the repair items still disputed. A mold finding, fire-cleaning invoice or missing roof quantity needs evidence specific to that issue. You can request a free evaluation without first deciding whether the matter should be labeled breach of contract or bad faith.
Before a suit to which section 627.70152 applies, the claimant must provide notice of intent through the Florida Department of Financial Services at least 10 business days before filing and after the coverage determination. The insurer's response can require further procedural steps. Pinellas County is within the Sixth Judicial Circuit; venue and court jurisdiction must be assessed for the case. Our single physical office is at 2790 Sunset Point Road in Clearwater.

Records to have ready
for your evaluation.
Start with your policy, claim number, and the insurer’s latest response. For your St. Petersburg property, these additional records may help:
- An address result from Prepare, St. Pete identifying whether the image shows FEMA zones, local rainfall floodplain information or an evacuation layer.
- Separate Helene and Milton folders with inspection dates and invoices for any intervening repairs.
- Available city elevation certificates, roof permit information and complete municipal repair notices.
- Condo or HOA governing documents, relevant unit and association policies, and correspondence identifying the unresolved component.
- Insurer estimates and contractor scopes annotated by room, together with payment letters and claim-notice delivery records.
Don’t delay contacting us because a record is missing. We can discuss what you have and what may be needed.
Common questions
Your St. Petersburg
questions, answered.
Answers to questions about getting help with a St. Petersburg property insurance claim.
Is there a Krapf Legal office in St. Petersburg?
St. Petersburg is a service area for our Clearwater office. The office address is 2790 Sunset Point Road, Clearwater, FL 33759. Contact the team there to discuss your property and arrange a free evaluation of the insurance dispute.
Does the city map show the cause of my interior water damage?
The map provides risk and planning information through distinct layers. It does not inspect the building or decide how water entered. Provide the address result with photographs, professional findings and the insurer's explanation so the actual cause can be evaluated.
Which records help when both 2024 storms affected my condo?
Use dated photographs, association work notices and invoices to show the condition before each event. Keep the policy and claim number for every insurer involved. Identify any completed work between losses rather than describing the entire repair project as one storm claim.
Can the association's roof payment leave my unit claim unresolved?
It can leave separate questions about finishes, belongings or other components. Section 718.111(11), the relevant insurance contracts and the facts must be reviewed together. Bring the association's payment explanation and your own insurer's decision so the remaining issue is identified precisely.
What if my insurer says the roof leak was an old problem?
Provide previous repair invoices, maintenance photographs and the current inspection findings. The review should address the reason given for denial and the evidence of any new damage. A storm observation nearby cannot establish when a particular roof condition developed.
May I first report Helene or Milton damage now?
On October 25, 2026, the ordinary 1-year initial and 18-month supplemental notice periods for September or October 2024 losses have passed. Timely claims, exceptions, older policy issues and federal flood conditions require separate review. Do not infer an open deadline from these historical storm examples.
Is a reduced payment enough to prove property-insurer bad faith?
An amount dispute alone does not establish that remedy. Florida Statutes section 624.1551 requires the specified adverse court adjudication of breach and a final judgment against the insurer before the statutory extracontractual action may proceed. The legal review starts with the underlying claim.
Are attorney fees automatically added to a successful claim?
Florida removed the former one-way fee entitlement for residential and commercial property policies in the 2022 reforms. Policy timing can affect the analysis. Discuss the proposed written fees and costs, and any other potentially applicable fee rule, before authorizing representation.

See all reviews on GoogleThis firm was professional, responsive and handled my situation well. I also feel their billing was reasonable. Robert Studor and his staff were great to work with.
Absolutely phenomenal work and effort. They worked to help us fight our insurance company that refused to pay us what was owed, and got us a fair settlement. Hopefully I will never need a lawyer again but if I did, this is who I would call.
Robert was attentive and updated us along the route. Any questions I texted were answered quickly. We’re ver satisfied.
I luckily chose Keller Fisher of Krapf Legal for my roof damage claim. He was smart, responsive and knew what needed to be done. I would highly suggest working with Keller.

A very well run law firm if you have a gripe with your homeowners insurance.
After our insurance company dismissed our hurricane-caused roof damage/leak claim as "age-related deterioration/wear and tear". we were referred to Krapf Legal. The Krapf Legal team were exceptional throughout the year-long battle to ensure we were compensated for our significant losses. Our attorney, Tim Delaney, was always reachable, professional and courteous - and he negotiated the exact settlement we were looking for to cover 100% of our roof replacement.
Dear family and friends, I highly recommend Mike Keeler from The Claim Squad and Geoffrey Schuessler from Krapf Legal for their exceptional service in handling my homeowner's insurance claim. Their professionalism and expertise were remarkable, especially considering the new laws that have become increasingly burdensome to homeowners since January 1st, 2023. Throughout the process, both Mr. Keeler and Mr. Schuessler demonstrated honesty and forthrightness, which I found commendable. I am grateful for their efforts in resolving my insurance claim and impressed by their dedication to their work and clients. If you need assistance with an insurance claim, I highly recommend the services of Mr. Keeler and Mr. Schuessler. Their expertise and professionalism are second to none, and I am confident that they will provide exceptional service to all. Thank you for your attention to this matter. Best regards, Taylor Taylor
In a time where we had lost hope, Keller Fisher from Krapf Legal stepped in and led us to a settlement that would allow my widowed mother in law to get the repairs that were much needed on her roof. We were denied the claim twice. We called Krapf Legal and within no time they had begun a claim with my insurance company and got it settled. Keller was professional, courteous, prompt, and available with any questions or concerns we had. I'd recommend this gentleman to anyone who is experiencing issues with their insurance company. I can't thank Keller enough for all the hard work he and his team put forth in to getting this case settled.

I had a great experience using Krapf Legal to help me settle my home insurance claim. I had provided my insurance company with everything they requested, but their offer was way less than the estimates I had to fix the damage to my house I had been waiting for almost a year for the insurance company to respond to my claim. I called Grant and he said he would take care of it, and he did! The team at Krapf legal was able to quickly settle my claim.

Mr Kraft is incredible !! Gave me his cell phone number, so I could speak with him at any time. Explained in detail any questions I had and never sugar coated anything. He's a straight shooter. I highly recommend Mr Kraft for your Social Security Disability needs.
Our home has survived many Florida hurricanes but when a strong, surprise hail storm hit in early 2020, our house suffered substantial damage. Our homeowner’s insurance company had a team of experts on their side to fight our claim. When weeks turned into months, we knew we needed someone to represent our needs. Krapf Legal came highly recommended and we now understand why this team has earned its outstanding reputation. Every Krapf Legal representative has been so professional, understanding and so passionate about helping homeowners like us. While we live several miles away in another city, the Krapf legal team (Grant, Keller and the entire team) treated us like neighbors. They were professional, responsive and spot on with their advice. In the end, we received the compensation we needed to repair our home. Truly, we couldn’t have resolved our claim with such a positive outcome without Krapf Legal. Thank you!!!
Seriously the best property insurance attorney there is. Highly recommend!
Edited previous text as we have worked out a new plan to move our case forward and I look forward to good results

Excellent company with superb customer service!
The team at Krapf Legal is a group of dedicated professionals that bring significant contribution and value to their clients. They are highly responsive, communicate expectations effectively and more importantly, get timely results for the folks that they represent. I highly recommend this firm, whether working with them directly or through a public adjuster.
I had extensive damage to my home from Hurricane Irma. My insurance company only stated $8k worth of damage but because my deductible was so high they sent me a check for $3k! I couldn't even get the insurance company to return my phone call for 3 months! I didn't know what to do so I hired an insurance adjuster to fight the claim. After over a 16mths of fighting it had finally gotten to the point to bring in a lawyer. They recommended Grant Krapf and I’m so glad they did! I couldn’t believe how quickly he got a response from the insurance company. In total, I had been waiting for nearly 2 years and when Grant and his team came on board it was a matter of months before they were able to get the insurance company to settle. I was shocked and amazed! I have never hired an attorney before and I had always heard unflattering stories but this was not my experience. Even after the settlement they have been kind enough to still help me with questions or advice relating to the house. They are good people and they do good work! It’s incredible when you feel like you are going up against a giant and want to give up and can find extraordinary people that will fight for you and never give up!
Highly recommend Krapf Legal. Cailtin has always greeted us in a friendly and professional manner and made us feel like a very important client. Grant and his staff were always prompt to address our needs and timely respond to any questions. Very knowledgable, respectful, reliable, courteous and professional.
Grant and his team consistently achieve great results for their clients. They are people you can trust and always act in their client’s best interest.
