Venice
property damage lawyers.
Venice property owners can face a repair dispute long after emergency work ends. Krapf Legal reviews denied, delayed and underpaid insurance claims, including damage involving an association or shared building. Serving Venice from our Clearwater office.
Explore damage & claim guidanceProperty insurance legal help for a Venice owner
A Venice property damage claim needs a clear statement of what remains unresolved. Perhaps the insurer disputes the source of water, pays for a limited roof repair or omits affected interior materials. Krapf Legal evaluates the contract, written decision and evidence supporting the requested restoration. We can discuss whether the next useful step involves further documentation, a response to the insurer or legal proceedings appropriate to the file.
Start with the complete policy and the insurer's explanation rather than a repair total alone. Identify the named insured, the building's use and any other claim involving the same area. Include prior payments, deductibles and the documents explaining them. If you seek an HOA attorney in Venice, describe whether the issue is an association insurance claim, repair responsibility or another dispute; the documents and proposed representation must match the actual problem.
Property damage claim review Florida HOA disputesVenice observations in the Milton record
The National Weather Service's final Hurricane Milton county narrative reports wind observations at the Venice coastal station and elevated water at the USGS Venice gauge on October 9, 2024. Those measurements document conditions at identified instruments. They are not a measurement of the wind at your roof or the depth inside your home. Use them as background while retaining the building's own damage evidence.
For an existing Milton dispute, arrange photographs and inspection reports around the loss and subsequent repairs. Separate a displaced roof covering, water entering from above and water arriving at ground level. If the insurer attributes an item to an earlier event, provide the earlier estimate and evidence of completed work. A storm report can help frame the chronology, but it cannot establish every component's cause or keep an expired notice period open.
Hurricane damage representation Roof damage claim disputesLocate the city's elevation and flood-map information
Venice maintains official geographic records describing elevation certificates held by the city. The record description says certificates are associated with property addresses, include building-permit numbers and link to original documents. The city's separate flood-map service identifies FEMA flood zones and panels for Venice. These resources can help an owner assemble the location-specific documents relevant to a repair review without guessing the building's elevation.
If a certificate is available, retain the actual document and confirm that it describes the correct structure. Ask the responsible local authority to explain any applicable floodplain or rebuilding requirement in writing. The certificate and map serve different purposes from a contractor's damage inspection. Krapf Legal can review them with the repair proposal and insurance terms; neither a flood zone nor an elevation record alone establishes how water entered or what benefits are due.
Association damage requires a component-by-component account
Sarasota County's registered-association directory identifies Sawgrass Community Association with a Venice address and includes associations in nearby Nokomis and Osprey. These entries confirm real communities, not the legal boundaries of every service or an obligation to repair your property. For a Venice condominium or HOA claim, identify the affected roof, common area or private interior and who commissioned each inspection.
Provide the governing documents relevant to the disputed responsibility, the owner and association policies available to you, and the correspondence explaining the repair decision. Label estimates by the part of the building they address. If several units share one damaged roof, avoid submitting unexplained overlapping totals. Our review can consider the separate insured interests and association issues while keeping the evidence for physical damage organized. Coverage and responsibility must be assessed from the actual documents.
Condominium association guidance Water damage insurance disputesFlorida deadlines remain important after repairs begin
Under Florida Statutes section 627.70131, the general claim-handling periods are seven calendar days for acknowledgment of communications and 60 days after notice for payment or denial of a property claim or portion. Coverage-specific scope, statutory exceptions and tolling can change the calculation, and acknowledgment duties are limited for represented claimants. Keep the insurer's requests and your delivery records with the claim timeline.
Section 627.70132 generally requires initial or reopened claim notice within one year from loss and supplemental notice within 18 months from loss. It defines the claim categories and provides special rules, including for condominium loss-assessment coverage. Section 95.11(2)(e) separately allows five years from loss for a property-insurance contract lawsuit. Discovery during repairs should be documented and reported promptly; do not assume discovery restarts these periods.
Section 627.70152 requires the department notice of intent process at least ten business days before an applicable suit, after the insurer's coverage determination, with further response procedures. Application to the policy and any waiting periods must be checked. Property insurance reforms ended the former entitlement to one-way attorney fees. An older contract or another fee-recovery basis needs its own review, alongside the written agreement governing legal fees and case expenses.
Bring the evidence for the decision you face now
If drying or demolition exposed damage not shown on the first estimate, keep the photographs, moisture records and contractor's explanation with the revised proposal. Separate temporary protection from permanent reconstruction and identify what each invoice covers. For a plumbing or mold-related dispute, include the source findings and assessment instead of assuming every water condition is storm damage. The claim review should follow the documented materials and causes.
Venice is in Sarasota County, served by the Twelfth Judicial Circuit; the court's official site lists a South County courthouse for Venice and South County. That does not determine where a particular case will be assigned. Counsel must assess jurisdiction, venue and the relevant procedures. Our Clearwater team can review any pending settlement, appraisal demand or legal papers together with your repair file and explain the work proposed before you decide on representation.

Records to have ready
for your evaluation.
Start with your policy, claim number, and the insurer’s latest response. For your Venice property, these additional records may help:
- Venice property address and any city-held elevation certificate with its building-permit reference.
- Applicable flood-map information and written local repair or floodplain determinations for the structure.
- Milton inspection records, earlier-loss photographs and invoices showing completed repairs between events.
- HOA or condominium policies, governing provisions and notices identifying the component in dispute.
- Initial and revised estimates, drying records and proof that newly documented damage reached the insurer.
Don’t delay contacting us because a record is missing. We can discuss what you have and what may be needed.
Common questions
Your Venice
questions, answered.
Answers to questions about getting help with a Venice property insurance claim.
Where is the office serving Venice claims?
The firm serves Venice from its Clearwater office. Contact that team to describe the insurer's response and arrange a review. Provide the policy and relevant claim records through the document-sharing method agreed for the evaluation.
Does the Venice gauge show how deep water was in my home?
No. The NWS report describes observations at an identified gauge. Your building's water marks, photographs and professional findings are needed to assess what happened there. Do not transfer a gauge reading directly to an interior flood depth.
Does Venice hold elevation certificates?
The city's official elevation-certificate record describes documents held by address with building-permit references and links to originals. Availability depends on the property. Verify that a retrieved certificate matches the relevant structure and retain the complete record.
Can a flood-map designation resolve a coverage dispute?
The map identifies flood-zone information, while coverage turns on the policy and documented cause of damage. Keep the map for property context, but also preserve evidence showing whether water entered through a roof, plumbing or ground-level opening.
Can you consider a Venice HOA roof dispute?
We can review the documents for the specific association or owner dispute. Bring the governing provisions, policies, inspection findings and repair correspondence. An HOA's existence does not establish which party must perform or insure each element of the work.
Do hidden repairs qualify as a supplemental claim automatically?
No. Section 627.70132 defines supplemental and reopened claims differently. It generally sets 18 months from loss for supplemental notice and one year for initial or reopened notice, subject to special provisions. The findings and notice history need individual assessment.
Which local circuit serves Venice?
Sarasota County is in the Twelfth Judicial Circuit, whose site also identifies the Venice/South County courthouse. The right venue, court level and assignment for an insurance action depend on the case, so a local building address alone does not settle filing arrangements.
Is there an automatic attorney-fee award if the dispute succeeds?
Florida removed the former one-way attorney-fee entitlement for property-policy suits. Other possible grounds and older-policy issues need separate review. Discuss the proposed fee and expense terms with counsel before assuming a recovery would cover the costs of representation.

See all reviews on GoogleThis firm was professional, responsive and handled my situation well. I also feel their billing was reasonable. Robert Studor and his staff were great to work with.
Absolutely phenomenal work and effort. They worked to help us fight our insurance company that refused to pay us what was owed, and got us a fair settlement. Hopefully I will never need a lawyer again but if I did, this is who I would call.
Robert was attentive and updated us along the route. Any questions I texted were answered quickly. We’re ver satisfied.
I luckily chose Keller Fisher of Krapf Legal for my roof damage claim. He was smart, responsive and knew what needed to be done. I would highly suggest working with Keller.

They took the time to explain everything clearly, fought hard for my rights, and ultimately secured a resolution that I never could have achieved on my own. Their professionalism and dedication were clear at every step, and I always felt like a priority. Alex Sorley at Krapf Legal is amazing! I’m so grateful for the hard work he and his team put in to get my case settled. I highly recommend him to all of my friends & family.
Kristen and her team were fantastic She took the time to listen to our concerns over our claim from hurricane Ian and provided us with solid advice on how to proceed. She responded to our request and in the end got us the settlement we were looking for to repair the damage that it caused. You could tell through the multiple conversations that she really looks out for her clients interests I would highly recommend her and Kraph Legal for any insurance issues that you may have They are definitely well worth money spent Extremely Satisfied
A very well run law firm if you have a gripe with your homeowners insurance.
After our insurance company dismissed our hurricane-caused roof damage/leak claim as "age-related deterioration/wear and tear". we were referred to Krapf Legal. The Krapf Legal team were exceptional throughout the year-long battle to ensure we were compensated for our significant losses. Our attorney, Tim Delaney, was always reachable, professional and courteous - and he negotiated the exact settlement we were looking for to cover 100% of our roof replacement.
Dear family and friends, I highly recommend Mike Keeler from The Claim Squad and Geoffrey Schuessler from Krapf Legal for their exceptional service in handling my homeowner's insurance claim. Their professionalism and expertise were remarkable, especially considering the new laws that have become increasingly burdensome to homeowners since January 1st, 2023. Throughout the process, both Mr. Keeler and Mr. Schuessler demonstrated honesty and forthrightness, which I found commendable. I am grateful for their efforts in resolving my insurance claim and impressed by their dedication to their work and clients. If you need assistance with an insurance claim, I highly recommend the services of Mr. Keeler and Mr. Schuessler. Their expertise and professionalism are second to none, and I am confident that they will provide exceptional service to all. Thank you for your attention to this matter. Best regards, Taylor Taylor
In a time where we had lost hope, Keller Fisher from Krapf Legal stepped in and led us to a settlement that would allow my widowed mother in law to get the repairs that were much needed on her roof. We were denied the claim twice. We called Krapf Legal and within no time they had begun a claim with my insurance company and got it settled. Keller was professional, courteous, prompt, and available with any questions or concerns we had. I'd recommend this gentleman to anyone who is experiencing issues with their insurance company. I can't thank Keller enough for all the hard work he and his team put forth in to getting this case settled.

I had a great experience using Krapf Legal to help me settle my home insurance claim. I had provided my insurance company with everything they requested, but their offer was way less than the estimates I had to fix the damage to my house I had been waiting for almost a year for the insurance company to respond to my claim. I called Grant and he said he would take care of it, and he did! The team at Krapf legal was able to quickly settle my claim.

Our home has survived many Florida hurricanes but when a strong, surprise hail storm hit in early 2020, our house suffered substantial damage. Our homeowner’s insurance company had a team of experts on their side to fight our claim. When weeks turned into months, we knew we needed someone to represent our needs. Krapf Legal came highly recommended and we now understand why this team has earned its outstanding reputation. Every Krapf Legal representative has been so professional, understanding and so passionate about helping homeowners like us. While we live several miles away in another city, the Krapf legal team (Grant, Keller and the entire team) treated us like neighbors. They were professional, responsive and spot on with their advice. In the end, we received the compensation we needed to repair our home. Truly, we couldn’t have resolved our claim with such a positive outcome without Krapf Legal. Thank you!!!
Seriously the best property insurance attorney there is. Highly recommend!
Edited previous text as we have worked out a new plan to move our case forward and I look forward to good results

Excellent company with superb customer service!
The team at Krapf Legal is a group of dedicated professionals that bring significant contribution and value to their clients. They are highly responsive, communicate expectations effectively and more importantly, get timely results for the folks that they represent. I highly recommend this firm, whether working with them directly or through a public adjuster.
I had extensive damage to my home from Hurricane Irma. My insurance company only stated $8k worth of damage but because my deductible was so high they sent me a check for $3k! I couldn't even get the insurance company to return my phone call for 3 months! I didn't know what to do so I hired an insurance adjuster to fight the claim. After over a 16mths of fighting it had finally gotten to the point to bring in a lawyer. They recommended Grant Krapf and I’m so glad they did! I couldn’t believe how quickly he got a response from the insurance company. In total, I had been waiting for nearly 2 years and when Grant and his team came on board it was a matter of months before they were able to get the insurance company to settle. I was shocked and amazed! I have never hired an attorney before and I had always heard unflattering stories but this was not my experience. Even after the settlement they have been kind enough to still help me with questions or advice relating to the house. They are good people and they do good work! It’s incredible when you feel like you are going up against a giant and want to give up and can find extraordinary people that will fight for you and never give up!
Highly recommend Krapf Legal. Cailtin has always greeted us in a friendly and professional manner and made us feel like a very important client. Grant and his staff were always prompt to address our needs and timely respond to any questions. Very knowledgable, respectful, reliable, courteous and professional.
Grant and his team consistently achieve great results for their clients. They are people you can trust and always act in their client’s best interest.
